The use of Mapei Mapesil AC is not recommended on highly plasticised material or on bituminous surfaces because of the release of substances that reduce bonding and penetrate into the sealant, altering the colour and resistance. Mapei Mapesil LM does not emit unpleasant odours, and comes in the form of a thixotropic paste. It is easy to apply on vertical and horizontal surfaces and cures at room temperature through the humidity present in the air to form a flexible sealant. Seals made using Mapei Mapesil LM are extremely stable over time, even when exposed to inclement weather, industrial environments, temperature variations or water. The product remains flexible over a temperature range of between -40°C and +150°C.

Thanks to the low modulus of elasticity of Mapei Mapesil LM Silicone, it is suitable for sealing internal and external fillet and expansion joints, including those subject to high levels of movement when in service, between: Pre-fabricated panels, window/door fittings and wall surrounds, pipe-work and vertical walls, similar and/or different types of coating materials. It is also suitable for sealing joints in doors with limited pedestrian traffic. Mapei Ultracolor Plus is available in 2kg and 5kg bags, in the following colours: Please note, only some colours are available in 2kg bags. Preparing the mix: While stirring, pour the Mapei Ultracolor Plus Grout powder into a clean, rust-free container containing 21-23% by weight of clean water. Mix the grout with a low-speed mixer to avoid air entrainment, until a smooth paste is obtained. Let the mix stand for 2-3 minutes, and stir again briefly before use. Use the mix within 20-25 minutes of its preparation.When resistance to acids or, where extreme cleanliness or sterile conditions are required, use a suitable acid-resistant epoxy grout. Sealing joints between sinks or sanitary ware and ceramic tiles in kitchens, bathrooms and showers with colours coordinated with the grouts. Where Mapei Mapesil AC is to be applied in areas of continuous immersion, i.e. inside a swimming pool tank, the joints must be primed using Mapei Primer FD. Mapei Ultracolor Plus forms a smooth, compact finished surface with optimum resistance to abrasion, compression and flexural strength, and good resistance to acids with a pH > 3. Floors are ready for light foot traffic after approx. 3 hours. Surfaces grouted with Mapei Ultracolor Plus may be put into service after 24 hours. Basins and swimming pools may be filled up 48 hours after grouting. Mapei Ultracolor Plus creates water repellent grout joints that have excellent colour uniformity. All colours are resistant to UV rays and atmospheric agents.

Do not use Mapei Mapesil LM for sealing doors subject to intense traffic – (use Mapeflex PU45, Mapeflex PU20 or Mapeflex PU21). Mapei Ultracolor Plus is suitable for grouting walls and floors in areas that are subject to intense traffic, such as shopping centres, airports, restaurants and other public spaces. It is also suitable for residential use in all areas, such as facades, balconies, terraces and swimming pools. Do not apply Mapesil LM Silicone on rubber, heavily-plasticised plastics or bitumen. The oil and plasticising agents in the substrate may migrate to the surface and compromise the bond or penetrate into the sealant leading to a variation in colour and mechanical characteristics.

When Mapesil LM is constantly immersed in treated water typically found in swimming pools its physical-mechanics may be affected prematurely. Given the wide range of products used to treat water and the actual quantities employed, its suitability over long periods may only be guaranteed following specific laboratory testing. Finishing: When the mix loses its plasticity and becomes opaque, which usually takes place after 15-30 minutes, clean off the excess Ultracolor Plus with a hard, damp sponge (e.g. a MAPEI sponge), working in a diagonal direction to the joints. Rinse the sponge frequently, using two different containers of water: one to remove the excess mix from the sponge, and the other, containing clean water, to rinse the sponge. This operation may also be carried out with a machine with a sponge belt or rotating disc. When the mix is partially set, after 50-60 minutes, a damp Scotch-Brite® sponge or an abrasive felt disc may be passed over the joints to even out the surface.

Mapei Mapesil LM Silicone Sealant is a neutral, mould-resistant silicone sealant with very low emission level of volatile organic compounds (VOC), for use with natural stone and marble. Applying the grout: Fill the joints with the Mapei Ultracolor Plus mix using a special MAPEI grout float or rubber squeegee, without leaving any gaps or steps. Remove any excess of Mapei Ultracolor Plus from the surface, by moving the float diagonally to the joints while the mix is still fresh. When Mapei Mapesil LM is exposed to the air, the surrounding humidity sets off the cure reaction and the sealant becomes flexible. The surrounding temperature only has a small impact on the cure rate of Mapei Mapesil LM, while the level of humidity in the surrounding air has the most influence. We highly recommend that the product is never applied if the temperature is below 0°C. All Mapei Ultracolor Plus grout colours are also available in a matching silicone – Mapesil AC Silicone. If using this grout with moisture sensitive natural stone tiles, a low modulus silicone is advised – Mapei Mapesil LM Silicone. Make sure your tiling project’s joints and seals stand up to everyday wear and tear with Mapesil, an acetic-crosslinking silicone sealant from the world’s leading manufacturer of tiling grout, adhesives and sealing products, Mapei. Expansion and movement joints on walls and floors must never be filled with Mapei Ultracolor Plus. Use a suitable flexible sealant from the MAPEI range. Mapei Mapesil AC Silicone is a one-component, acetic crosslinking, solvent-free silicone sealant, available coloured or transparent. It is a thixotropic paste which is easily trowellable both horizontally and vertically. Mapei Mapesil AC Silicone crosslinks following exposure to atmospheric humidity at ambient temperatures, and forms an elastic product with following properties: For sealing floor joints subject to heavy traffic, use a polyurethane (e.g. Mapeflex PU 45 FT) or epoxy-polyurethane (e.g. Mapeflex PU20) sealant. Under certain conditions Mapei Mapesil LM Silicone may have a water-repellent effect along the edges of joints. This effect is only noticeable when surfaces are wet and is invisible when the same surfaces are dry. This phenomenon, however, has no effect on the product’s performance characteristics. Do not use Mapei Primer FD when sealing stone or marble.
